Initial Briefing
We work closely with you to ascertain the style of property that suits your investment or home buying goals. For investors, this might include helping you to decide whether you would like an active or a passive investment. An example of an active investment is purchasing an existing home on a large block of land and constructing a granny flat/garden home which can be rented out separately – we can manage the entire process for you. A passive investment could include purchasing a townhouse with low outgoings and minimal maintenance.
Shortlist of Properties
We will send you a shortlist of potential properties, and your feedback is essential in guiding our search.
Inspections
Inspection will be conducted based on your feedback from the shortlisted properties. Location-dependent we can organise either a private inspection or video walk through with the selling agent, for a time that is convenient for you. We also rely on industry contacts & local property managers to assist with this process. In most instances, we will have a relationship with local professionals with whom we work closely with, including pest & building inspectors.
Evaluate & Negotiate
We assess properties and negotiate the purchase price, aiming to secure the right property at the right price. Working with the selling agents and our industry contacts.
Acquisition, Legal Review & Due Diligence
Upon agreement on the price, we collaborate with our network of trusted conveyancers, pest and building inspectors and other professionals to ensure that we have undertaken all of the relevant due diligence. We can liaise directly with the conveyancers on your instructions to ensure that all legal paperwork and searches have been reviewed.
Pre-Settlement
We will actively manage the entire process to ensure settlement goes smoothly. We will negotiate with a local property manager to manage the property on your behalf, review the market weekly rental and also work with them to find a tenant as quickly as possible after settlement, if this is something you'd be interested in.
Settlement
We will manage the settlement process for you – effectively streamlining the experience and making it as easy as possible for you.
Post-Settlement
Our support extends beyond settlement - we continue to monitor the property and address any inquiries during the tenancy. We love hearing our clients stories and being a part of their success.
